About the Hares Ear Preserve plat:

Hares Ear Preserve is divided up into six proportionately-sized parcels for building, 10.62 acres of open space and a 1.5 acre community owned parcel for Hares Ear Lane, utility easements, and a buffer to the neighboring property.

Even though more lots could have been submitted, it was decided that limiting the development to six building lots would ensure a western charm missing from larger developments, give room to spare, lessen the burden on wildlife and uphold the rural natural beauty of the land. Lots are up on a ridge to be out of the floodplain (something to consider when buying river property).

Each lot has a designated home building envelope to maintain unobstructed Grand Teton views. There is an additional larger building envelope for outbuildings.

Along the river is a wildlife migration open space area. Building any closer to the river would create havoc with these routes. There will be a trail meandering through the open space for hikes, horseback riding and picnicking. People floating down the river will not see houses, only the natural beauty of the Fall River. The whole length of the river is available to all owners; a large trail leads down to it.

To give some perspective, the distance between the Fall River and the back of the lot lines is close to a football field in length and the river itself is over a hundred feet wide. The length on the scale bar is 100 feet. The vertical drop down to the river is about 70 feet and is heavily forested. A path-like road leads down to the river.
